1. Property identification
These Terms & Conditions apply to all bookings made with:

Bookings can be made:
- online via the website,
- or by telephone.
2. Purpose
These Terms & Conditions govern the booking, rental, and stay conditions for the rooms offered by La Buissonnière.
Any booking implies full acceptance of these Terms & Conditions.
3. Booking
A booking becomes confirmed once:
- the request has been validated,
- and the required deposit has been received.
The owner reserves the right to refuse any booking in case of non-compliance with these conditions or inappropriate behaviour during a previous stay.
4. Pricing
All prices are stated in euros and include VAT unless otherwise specified.
The applicable rates are those in effect at the time of booking.
5. Deposit and payment
A deposit of 30% of the total stay amount is required to confirm the booking.
Accepted payment methods:
- Visa
- Mastercard
- Bancontact
- Bank transfer
The remaining balance is payable according to the conditions agreed at the time of booking.
6. Cancellation policy
Any cancellation must be communicated in writing (email accepted).
Cancellation by the guest
- Cancellations made at least 7 days before arrival: the deposit may be refunded or transferred depending on mutual agreement.
- Late cancellations (less than 7 days before arrival): the deposit is non-refundable.
- Early departure: the full amount of the booked stay remains due.
Cancellation by the property
In case of force majeure or exceptional inability to provide the booked stay, all amounts paid will be refunded without any additional compensation being due.
7. No-show
In case of no-show on the scheduled arrival date without prior notice:
- the booking is considered cancelled,
- the deposit remains due to the property,
- and the property reserves the right to re-let the room immediately.
8. Check-in / Check-out
- Check-in: from 12:00 PM
- Check-out: by 10:00 AM
Any special request must be made in advance and is subject to approval.
9. Children, pets and smoking
Children
- Children under 5 years stay free of charge.
- From 5 years old, the adult rate applies.
- A children’s breakfast for under 5s can be ordered among available services.
Pets
Pets are not allowed in the property.
Smoking
Smoking is strictly prohibited inside rooms and common areas.
Failure to comply may result in additional cleaning or repair fees.
10. Liability and damages
Guest responsibility
Guests are required to respect the premises and all equipment provided during their stay.
The guest is responsible for:
- any damage,
- loss,
- deterioration,
- or breakage caused to the property, equipment, furniture, or outdoor areas.
Guests are strongly advised to hold personal liability insurance including holiday coverage.
Any damage may result in additional charges.
Owner responsibility
The owner undertakes to provide accommodation that matches the booking description, in a clean, safe, and functional condition.
The owner ensures peaceful enjoyment of the premises during the stay.
Personal belongings and theft
Guests remain solely responsible for their personal belongings.
The property cannot be held liable for:
- loss,
- theft,
- forgetting items,
- or damage to personal belongings during the stay.
Limitation of liability
The property shall not be held liable in case of:
- force majeure,
- failures beyond its control,
- improper use of facilities by guests,
- or unforeseeable external events.
11. Force majeure
Force majeure refers to any external, unforeseeable, and unavoidable event beyond the control of the parties preventing full or partial execution of the stay, including:
- natural disasters,
- fire,
- pandemics,
- widespread outages,
- administrative decisions,
- strikes,
- or any exceptional event.
Neither party shall be held liable for non-performance resulting from force majeure.
12. Personal data protection
Personal data collected during booking is used solely for:
- managing reservations,
- invoicing,
- and legal administrative obligations.
Data is not sold or shared with third parties for commercial purposes.
In accordance with applicable regulations, guests have the right to access, correct, and delete their personal data upon request.
13. Right of withdrawal
In accordance with Article VI.53 of the Belgian Economic Law Code, accommodation services provided for a specific date or period are not subject to the 14-day withdrawal right applicable to distance sales.
14. Disputes and jurisdiction
These Terms & Conditions are governed by Belgian law.
In the event of a dispute and failing an amicable resolution, the courts of the judicial district of Liège, shall have exclusive jurisdiction.
